CoStar will give you the most robust data you need to pull comps, rental comparisons, etc. Connecting with other agents with clients doing similar deals helps as well. In all honesty, one would have to consider by knowing if you are on the buyers or sellers side of representation. Sounds like you’re on the buyers side. The best thing to do: review the verbiage in the contract. What did you all agree to already? Does the language say “may” or “shall” (in reference to the repairs)? \n\nWhat is to be done has to be specifically defined and communication is absolute key here. In addition, there are many variables that effect this (the nature of the repairs by importance, scope of repairs, current agreement regarding repairs, etc.). More info is needed.
For the sake of your buyers best interest, yes potentially. If issues do arise and the buyer requests repairs, without sending the overview of findings you have an unsupported written repair request that may not be addressed. If your client has inquired if the seller will recieve the report or has asked for them to see it, I would submit it. The seller can decline, but at the end of the transaction at least you know if you did as the buyer requested they cannot place any confusion on your due diligence.\n
