Nikoya Jones is an experienced professional with over 12 years of consulting and negotiation experience. As your Realtor her focus is to assist you beyond your expectations when it comes to buying, selling, building or leasing residential or commercial property. She listens to her clients needs diligently and acts promptly, while emanating encouragement and inspiration during potentially stressful times. She aims to provide exceptional care and due diligence for her clientele. She comes to real estate with a rich background in the Oil and Gas/Manufacturing industry. While there she worked in procurement, specifically with acquisitions and category management. Her interest with real estate began when she worked in property management throughout undergraduate school and is where her love song with helping families find a home began. Nikoya is well versed and experienced in commercial real estate. She has completed upward 102 commercial real estate transactions for 3 major Oil & Gas manufacturing companies throughout the nation within the past 3 years; 57 in the state of Texas. Nevertheless, her passion remains on the residential spectrum of real estate and is now her primary focus. Nikoya holds a B.A. in Psychology from Tuskegee University and a M.Div. from The ITC.

Does anyone have any good commercial property search sites for Houston

CoStar & Loopnet are trusted sites to find commercial properties for the nature of your clients objective. CoStar will give you the most robust data you need to pull comps, rental comparisons, etc. Connecting with other agents with clients doing similar deals helps as well. I have several commercial clients which are selling properties; it would be good to connect.

what is the best way to deal when repairs are not done and option period is about to due?

In all honesty, one would have to consider by knowing if you are on the buyers or sellers side of representation. Sounds like you’re on the buyers side. The best thing to do: review the verbiage in the contract. What did you all agree to already? Does the language say “may” or “shall” (in reference to the repairs)? \n\nWhat is to be done has to be specifically defined and communication is absolute key here. In addition, there are many variables that effect this (the nature of the repairs by importance, scope of repairs, current agreement regarding repairs, etc.). More info is needed.

Are you doing your buyer client a disservice when you agree to not send the seller\'s agent an inspection report at the seller\'s agent\'s request?

For the sake of your buyers best interest, yes potentially. If issues do arise and the buyer requests repairs, without sending the overview of findings you have an unsupported written repair request that may not be addressed. If your client has inquired if the seller will recieve the report or has asked for them to see it, I would submit it. The seller can decline, but at the end of the transaction at least you know if you did as the buyer requested they cannot place any confusion on your due diligence.\n
