Hey Adan, Great Question! This happens to me WAY too often. I would say 5 times out of 10 this happens. Because of this, I make sure to arrive at the first property an extra 30 minutes early. It is always safe to assume there will be a problem, so it's best to take care of that before the potential buyer arrives. Trying to get a broken door open in front of a buyer as a first impression isn't the best, trust lol.
This happens all the time when I am showing homes. And honestly it can be really awkward if the buyer is standing there waiting for you. When listing a home this is one of the things we check for right away. And if we need to we get a locksmith out to make sure the door opening experience is flawless.
I find this question very interesting, because it happens more often than it should. It is always nice when agents leave notes giving you a heads up on little "issues" like that (a tough door/ or lock, multiple, locks, etc.) but sometimes that is not always provided, leaving the showing agent to be surprised as well. It happens! It's good to arrive early when possible.
Adan, this is a fantastic question! It happens far more often then Id like it to! Having represented hundreds of buyers and showed thousands of homes, there have been plenty of times where it took me more than 5 minutes to do something that should be one of the simplest parts of my job: open a door! As a listing agent, I make it a priority to ensure with my seller clients that this will not be an issue because I want to make it as simple as possible for buyer agents to show the home and create a positive experience and therefore connotation with a home.
