Hello, I need to list my house for rent in Spring. What are the fees I have to pay?

Everything is Negotiable. When I list a home for a client, I pay for the photographer. The landlord is only responsible for the commission. One Month's rent is Customary. Half goes to the listing agent and half goes to the tenant agent.

Hello Borislav & Milena, I see this home of yours in spring is currently pending a lease and I personally know the listing brokerage and can assure you they are very competent with any information you are given. If for whatever reason you are unhappy with the agent helping you please speak to the owner herself and she will guide you in the right direction. You should have no problem leasing over there as the neighborhood is outstanding as well as schools.

If you're talking about just a simple lease. Just pay a full month lease. If you need lease management . Please contract a broker that does property management. This could be a benefit for sure. You want have to worry about dealing with tenants. Market rates for rental can be grwat some times.

I suggest at least one month rent, but can get creative to encourage tenant to sign the lease quickly. Everything related to the process can help. Both side of brokers can help to close the deal. The question is how fast you like to lease and the home condition.

The Realtor will sit down with you and discuss what the market is getting in rent for homes similar to yours and your neighborhood. You will be paying commissions. The Realtor can discuss with you what commission you would like to offer.

Hello Borislav,

As mentioned before, the commissions paid after a lease is executed and your new tenant moves in is equal to one month's rent on a one year lease. Additional fees could apply if the Realtor is acting as your property manager with monthly fees involved there. You typically would not pay anything up front.

One last note. On the listing agreement, it discusses renewal fees and if you would pay an additional commission if your tenant renews their lease and stays for another year. Our office does NOT charge that fee, but some offices do so be aware of that when signing up your next Realtor. Always a hire an experienced Realtor that knows how to review an application and credit report from future tenants.

Generally the rate is one months rent to be paid to the agents. You’ll collect first months rent and a security deposit, and that first months rent will cover the agents fees.

Commissions and most fees are negotiable and can be contingent on what services you desire from your Realtor. Let's say, you just want a professional sign in the yard, help with market information, and contract assistance, this service could cost less than a contract that includes a listing in MLS and showing services. It is unlikely that no matter what the fees are, your Realtor will add value, professional guidance, and convenience to the transaction.

No upfront fees are typically associated with listing rental properties. Commission to the listing agent is typically equal to one month’s rent.

Hello!

As my colleagues have indicated, the going rate is 1 month's rent. As the old saying goes, "you get what you pay for". Thus, my recommendation is to vet the realtor you hire in order to understand exactly what services you are getting for that month's rent.

Those services include professional pictures, a comprehensive discussion of the property both in the General Description section as well as below each picture, staging services, social media promotion, the listing of your home on HAR and 100s of other websites, correspondence promoting your home to agents who have leased homes in the area recently, an upgraded colonial sign post in the yard with my contact information, access to me 24/7 for your questions, advice, etc.

I also see that you do not live in the Houston area. I am well versed in working with out of town clients. I also have a reputable property management company to which I will recommend once your home is leased.

Typical fees are paid when your home is leased. You don't pay anything out of pocket up front. The tenant writes two checks (recommend certified funds); one is a security deposit check in your name, the other is the first month's rent made out to the listing broker. Good luck with your rental.

It sounds like you’ve decided you don’t want to deal with putting a sign in the front yard or handle all of the phone call traffic, and answering the same questions again and again or showing the house, etc.
Finding.a tenant can be time consuming and mentally draining. You made a good choice in seeking out the help of a Realtor.

You’re getting all kinds of responses, though. You really should reach out to your Realtor of choice. If you don’t really know of any, you should ask a friend or loved one if they can recommend one for you. You can share with that Realtor a description of your property and exactly what your goals are. She can answer all of your questions in a more exact and personalized way. Good luck!

The standard Broker commission is the equivalent of one month rent wich will be splitted 50/50 between listing agent (representing landlord) and buyer’s agent (representing tenant). You, as landlord, will collect at commencement of the lease a security deposit (typically one month rent) and pet deposit if applicable. This deposits are refundable at the end of the lease based on condition and terms of the contract.

Hello Borislav & Mile, usually the first month rent you collect from the tenant goes to your agent's brokerage which is then split accordingly (buyer's agent gets 50% of that). You will usually pay whatever the rent payment will be. Example your house rents for $1500. You will collect $1500 for the first month +$1500 deposit. You will pay the listing agent $1500 and you will get $1500.
