Hello,
I'm having a difficult time trying to find a place to live because of am unpaid broken lease that I was a guarantor on. Need some guidance on how to find a place to live under this circumstances?
Hi Paula! It can be tough to find a place to rent with a broken lease on your record. However, the only obstacle you really have to overcome is finding a landlord that will be willing to rent to you despite the broken lease. Hi Paula! It can be tough to find a place to rent with a broken lease on your record. However, the only obstacle you really have to overcome is finding a landlord that will be willing to rent to you despite the broken lease. You are not likely to be accepted at any apartment complex, so your best bet will be renting from a private landlord. The FIRST thing you can do is find a good realtor to help you and represent you, which will give you a LOT of credibility with a landlord. SECOND, you can write a letter explaining how and why you ended up with a broken lease, and how you have resolved that issue so it won't happen again in the future. THIRD, a reference letter or character letter from an employer or a current landlord stating how responsible and dependable you are might help get your foot in the door with a landlord. LASTLY, you may have to pay more, usually in the form of a larger deposit. Having a good steady income and employment history will help, as well. But without question, the first step is to get a realtor to help you! I would be happy to help you. I am a realtor and a mortgage loan originator.
