How much the value change really depends on the kind of updates, where the home is located and also the market. Same kind of update can have different impact on home value when the subdivision changes or the market is trending differently. There are national average that you can search for, but it is very general and top level.
John, this is a very common question that new agents run into. There are simply too many brokers and firms out there to choose from. There is no top list or ranking, simply because everyone looks for different things in a broker/brokerage. However, all recruiting brokers will meet or talk with you, and you can get a sense on what you are getting yourself into
I suggest at least one month rent, but can get creative to encourage tenant to sign the lease quickly. Everything related to the process can help. Both side of brokers can help to close the deal. The question is how fast you like to lease and the home condition.
