Does anyone know of a reputable masonry contractor?

Based on my research, Brick Restoration Inc has the most (and highest) reviews out of all of the masonry contractors in Houston. I also used them a couple of times to repair mortar cracks around my home that developed after having the foundation repaired. The mason was so proud when he was done and asked me to see if I could spot where the cracks used to be. I could not find any evidence of cracks because the mortar was matched perfectly. Would recommend 10/10.

does the square footage of a listing include the garage?

Garages are not included in the square footage, only above grade heated/airconditioned living area is in the square footage.

What is the difference between pending and option pending?

Pending means a home is to close and all contingencies have been waived. This is when the lender, the escrow agent or attorney will process the loan and title documents to make sure the deal will close on time. Sometimes, the sellers may still accept backup offers on pending listings, but it's best to contact to your agent to find out if it's possible to submit this type of offer. While a home is in option pending status, the sellers have accepted an offer on the property, but success may still depend on passing a home inspection or getting financing. It may still be possible to tour these properties and submit a back up offer in case the current one falls through.
