Can I help a buyer in another city in Texas like Dallas? She is approved for a home loan. She has a list of homes in the area she wants to see also I can search I am not part of that MLS but wondering If I can show her the homes? Can I use my Supra key to unlock doors in another city like Dallas I am part of Houston HAR MLS. How does the pay work too is it the same? send contract to my broker for a CDA and give to the title co in Dallas?

Sadly your Supra only works in the mls you subscribe to. You can sell anywhere in Texas but the mls makes its extra hard. You have to reach out to the listing agent. Explain you are an out of town realtor and either get her to meet you to open it up or ask if there is a lock box with a code you can get. Good luck it takes a lot of communication with the listing agent. Explain what a great buyer you have and that they must purchase immediately. A good realtor will get you into the home.

I’m a veteran and full time employed, stable government job since 2021, income has reached 9k/month this year credit score 580. I’m currently working on my credit as it was much lower during the pandemic. I have an eviction from 2018 and good rental history since then. I am willing to pay an additional deposit of 2-3 times the rent or use a lease guarantor service like leap easy or insurer…but how do I find land lords that are willing to work with me?

I had one of my agents at my brokerage give up $8k towards buyer's closing costs today. The rep at a VERY well-known new home builder (not a private builder) offered the buyers $8k in closing costs IF they used his preferred real estate agent (that was at the office with him) and that the incentive did transfer over if they used their current agent (my agent did not have a buyers rep signed as it was very sudden that they want to see houses). Rep said the only way they could "get" the incentive is if my agent gave it to them out of her commission. Of course, she was caught off guard and agreed. She stated some commission is better than none. BUT I feel like this is not ethical (or even legal). There is nothing in the contract that states any of this commission split to buyers. I know my agent will keep her word to the buyers, but this is ridiculous, and I feel like this was a backroom deal between the rep and that agent that was there with him. Has anyone ever run into this? Am I crazy?

Not crazy at all. Agent contribution is not illegal. Is a selling, numbers, and negotiation game. A lot of agent actually invests in many thing to get buyer and listing. Example some agent come out of pocket to stage the home for the seller not knowing if is going to sale or not and there is a monthly cost every month that agent has to pay to furnish his/her listing. Even if you have the seller representation sign it can always be terminated if the buyer is not happy to work with the agent they will not choose that agent. Focus on value, services, and what you can offer and contribute while feeling appreciated and satisfy with your work.... we always become smarter and efficient in planning and handling situation by the more we come to face sudden situations. :) and best of all enjoy your journey ... hope that help a bit !!
