You will be choosing someone to represent you so just like in any relationship make sure you two get along. No pressure. No stress. Be comfortable with them. An agents annual production is meaningless because I just left a company that gave a few agents 30+ deals a year. The agent didn't do anything to earn the deals the managers just picked who to allow to make money for the year. About 50 other agents in the office didn't make any money. I suggest just have a conversation with the buyers agent and get to know them as person, and let them know what you are looking for in an and a home. Almost any real estate agent can sell you a home, but theyre not all equal. Look for someone that will be engaging and honest with you, and their willingness in developing a relationship with you. Theres some agents just trying to get paid and go on to the next big deal. It makes a difference finding an agent that truly has your same values and best interests at heart. Besides asking about how many homes theyve sold, ask about their referrals and the number of repeat clients, that speaks volumes when it comes to integrity and competency. Most all my clients are repeats and referrals, I just closed my last 6 homes all from repeat clients that are moving onto the next steps of life. The new rules state no realtor can show a home without a written buyers representation agreement. You can sign it just for one address but if you want to buy it would have to use them. Make sure you use a top producing realtor familiar with your area. You will need a strong negotiator in this market.
