Hi David! Here are some of the things we do. 1) post the open house on HAR. If it is not your listing you ask the L/A to do this for you. 2) We grab about a 100 homes in the area from Mojo and call them and invite folks out. 3) Using the same program we email out an invitation. 4) If the weather is permitting we put out door hangers and talk to anyone that is outside. 5) Email a list of agents--that you have been interacting with--to let them know. 6) Sometimes we send postcards via Prospectsplus.com. 7) The day of we put out ~20 signs, balloons and a feather sign in the front yard. 8)* We use Curbhe.ro for a sign-in and to track the people coming in and have it sync'd with our CRM. Hey David, Great Question. I've found that social media plays a crucial role in real estate marketing. Not only does it amplify visibility and engage friends, family, and potential clients, but it showcases your self as a professional on a platform(s) that is 100 being seen by everyone. All these poeple may not be engaging it but I can bet you all the money they see what you are doing. I integrate social media into my strategy by posting high-quality property photos, virtual tours, market updates, client reviews, etc. I also engage with followers through comments, messages, and stories to build trust and foster connections, making it a vital part of my overall marketing plan. I feel that a lot of decisions are made virtually these days, and a lot of that decision making I think comes from familiarity and recognition. If I can relate to my followers, have them interact with me, and see me being active in real estate every day then I know I have my foot in the door with trust. The rest is on me to secure them as my clients in the future! I hope this helps.

I have a friend who I want buy a condo directly from. I trust him 100% and we're looking to fill out the form. He owns it fully and the bank is the same one he used to purchase it initially. This is an awesome discussion on hat I hear all the time over the past 10 yrs. I have been in Real estate. The simple answer is if your buyer is not willing to do there required due diligence in order to position themselves to be able to qualify to buy would be one hurdle. Another would be poor communication, remember they require your experience and market savvy knowledge to help them through a important and stress free transaction. Another action a buy must be able to do is agree to have you represent them for a set time period, this could before a property tour day, week, month,& etc. All of this all can be minimized upon your first meeting, it will be at that first visit where you as an agent can set the tone and terms of your working relationship, remember this is not a marriage, it is more like a date to see if you would like to work together to achieve the idea of real estate ownership!\n\nDavid Smith\nThe Reyna Realty Group\n281-732-3090

Looking a home, but its in this status, is it available? should I look for another property.

That is a excellent question. In real estate the term \"Pending\" refers to a home that is set to close and all contingencies have been waived. From here a lender, title company and / or escrow officer or fee attorney will review and process the loan and title documents in-order validate a transaction and to make sure the deal will close. In most cased a the sellers may allow other outside buyer to submit backup offers on pending listings.
