Does upfront payments still exist?

I relocated to Houston and it’s been challenging to find a home for my family. I need three bedrooms, two bathrooms, double garage and a good size yard for our son who is on the spectrum.I do have a realtor, who has been great at finding us multiple homes in great communities at reasonable prices, however, no one is excepting our multiple payments upfront along with the deposit that we are offering. Are there certain agents/agencies that will accept our offer as credit?

Malikah! There are still some landlords who may accept larger deposits, and/or multiple months of payment up front to satisfy certain risk factors if that is what you are referring to. However, it totally depends on the entirety of a potential tenants file (Rental history, credit, background, etc.). Also, we have largely come to a point in the rental market where anything "nontraditional" seems scary and risky to landlords and they are likely to turn and run. If you have a realtor they should be looking for rentals that have been on the market over 120 days. These landlords will be a little more interested in something like paying up front. A lot of landlords lost their rental homes during covid so everyone is being extra careful. You can not be picky until you get your credit scores up. For now just get into a home and work on paying everything on time. In 6 months you will be in a different situation with more choices. Good luck to you and your realtor.
