I have excellent credit but my wife has a felony over 20 years ago. Will pay full lease if need be. Can also use a realtor.

Iskender! Great question! Yes, it is most definitely possible. You may have some resistance, but with good credit, great income, and solid rental history, you should not have too much to worry about! Offering a larger deposit, or a few months rent upfront should ease most landlords minds! The use of a realtor on your side would definitely be the cherry on top! Best of luck on your search!

Welcome to Houston ! It would be easier to rent apartment than the single family home. You might also find single family homes that landlords might accept you. Disclosing your situation and be open about it is your best bet. How severe and recent of this record might effect the decision of the landlords. I would like to add: None of us are perfect and we make mistakes. Everyone deserves second chances. Good luck !

Your excellent credit should work in your favor when applying for a lease. While your wife's felony from over 20 years ago might not necessarily impact your application, it's crucial to be upfront with potential landlords or property management companies about her situation. You can also consider involving a realtor who can help you navigate the leasing process and find landlords who are more understanding of your specific circumstances. Being transparent and willing to pay the full lease amount can enhance your chances of securing a rental property.

Hello! Each rental will have their own criteria to rent, but if it is more than 20 years old and she has not had any other criminal offense, it may not affect your ability to rent depending on the landlord/property management criteria. And because you are willing to pay in advance, some landlords may be willing to overlook the background issue, especially if you have had good rental history in the past.I have had success with being able to find a rental for my clients who have had challenging backgrounds. I am also a local Realtor and live in Spring. I would be happy to help you when you are ready. Contact me at (832) 416-1000 and we can discuss further how I can help you!Thank you and I hope to hear from you soon!Patty RangasajoeXp Realty, LLC
