Is a contract or No Contract w/no address, description of any kind on original agreement? (Altered & emailed later.)

My sister is 76. She posted a Craigslist ad to sell her home. An Agreement to Sell Real Estate was provided by a 23 year old ex-RE Agent (license expired in 10 days before signing). The contract is missing the subject property address at signing. We have a copy. The ex-agent filled it in by hand later but no one signed nor initialed the change. She emailed that to her. The contract is non-standard and has been re-written to favor buyer only for example: 1)She can sell the home to another party before closing (as well as extend closing forever), assign its rights to others, put it on MLS: for sale, for rent, rent to own, etc. My sister needs this person just to go away so she can sell to a real home owner who she has lined up and waiting. Time is of the essence as she is poor. "I believe she may be following :how to make money in real estate using other peoples money".

I'm sorry to hear about your sister's bad experience with an ex-realtor. (maybe there's a reason he/she is not licensed anymore?) She really needs to contact a real estate attorney to advice her of her rights. I can't tell you if this is a valid contract or not. Wish her the best of luck. Let us know how it works out in the end.

It sounds like you might want to have an attorney to give you some advice on how to move forward on this topic. Real Estate agents are not allowed to offer legal advice on the validity of a contract. We can help you to understand a TREC contract but we cannot interpret or suggest how a court might rule. Find a Real Estate Attorney as soon as possible! From the sound of it, it sounds like a wholesale deal. While that is not illegal, it is always a good idea to have it looked at by a professional. This is just another reason why it is always a good idea to have a licensed Realtor® representing you in a real estate transaction.
