Some key things to know: I've used the same photographer for all of my listings so far (I am 9-months into the business). It is priced at a fair market value and I have done all of the necessary marketing to get eyes on it. There have been NO showing requests so it was concluded it had to do with the photos. You can add, remove or rearrange listing photos under manage photos on the bottom tab of the listing. You wouldnt need to completely remove the listing.

One for repairs, one changing the sales price due to appraisal, several for extending closing, and a few for monies that are going to be given by seller for living expenses to my buyer. Does one amendment override the other? I am asking because I hadn\'t ever dealt with suck a sticky mess. I had over 6 amendments, and I have no idea one would override the other, but per title it does. I have never heard this. Can someone please explain? If that is the case, how did the sales price and repair amendment not get X out? Any help is greatly appreciated.

I\'ve had many amendments affecting different areas of the contract. When addressing the same contractual item, the new amendment takes precedence. That should not affect the amendments involving other paragraphs of the contract. As I understand, they are all independent unless addressing the same paragraph. But, always best to contact a lawyer with questions.

Is there a HAR MLS listing status for “ temporarily not showing “,,,would withdrawn be the closest thing?

Do you still want it Active, just no showings permitted? You can do that by going into your listing, choose “edit” and under the showing information tab you choose “Temporarily No Showings” in The yellow “Showing Instructions” box.

I'm told a closet, window and door are needed in Texas. Does anyone have any information about the requirements of the window? Does it have to open? I would think so for safety reasons, but I'm touring a number of new luxury townhomes that have a door, closet and access to a bath on the first floor ... but the window in the room on the first floor is fixed. Can it be a bedroom / sleeping room with a window that does not open? What is the source documentation .. who decides?

I am not sure if you are listing your home or are a skeptical buyer, but it is a good idea for sellers to count bedrooms if they have a source of egress and a closet. This is generally what all consumers expect. If you are considering buying an older home, these standards may be compromised.
