How is broker's compensation works when tenant is not represented by any other broker/agent? also on TAR-1102 ("...exclusive right to lease") under broker's compenstion - how to word this situation when tenant is not represented by any one and when tenant is represented by someone? TIA

Hi Hiren!The residential real estate exclusive right to lease states in. 5.a. When earned and payable. And then in 5.b.2. It states: Broker individually or in cooperation with another broker procures a tenant ready, willing, and able to lease the Property at the Listing Price for a term stated in Paragraph 3 or at any other price or term acceptable to Landlord. So, the negotiated fee between the landlord and the listing broker is paid to the listing broker when the property is leased. What the listing broker offers to pay a cooperating broker is noted in section 8 under cooperation with other brokers.8. COOPERATION WITH OTHER BROKERS: Broker will allow other brokers to show the Property to prospective tenants. Broker will offer to pay the other broker a fee as described below if the other broker procures a tenant that leases the Property.(Disclosure: Reach out to your broker to verify what their process is, and or for your particular transaction)Hope this helps!

Believe it is every year, or at least acknowledged every year or sooner if changes are needed.
