Is there an option to perform a CMA / COMPS in Matrix or Cloud CMA by AI by just entering the address, sq ft, etc?

Hey Jo! I believe you are looking for the "Quick and Dirty" button on Cloud CMA. It should be towards the bottom right of the page when you're creating a market analysis. It is hit or miss tho. I suggest finding the properties yourself because it doesn't take a lot of things into consideration.

Does HAR allow a listing to be changed to private per seller when it already option pending?

Jonathan, recommend you take this Q to your Broker to assess and advise OR call HAR Central MLS QA team directly on 713-629-1900 ext 376 From the limited info provided it sounds like they may be trying to avoid reporting an active contract, which HAR doesn't permit. An agent can't change the listing to a private/withdrawn status to avoid notifying the market that it is under contract. Once a contract is executed (includes the option period), the listing agent is required to update the status to "Option Pending" (OP) in the MLS within 3 days.

There are several ways to go about it. One option is to pay for a website that provides access to owners of expired listings. It can be costly, but it may be worth the investment.Another method is through HAR. Its not very straightforward, but it does work. Once you locate the expired listings, you can then use the app Forwarn, which is available to all real estate agents. Through Forwarn, you can find phone numbers, addresses, and even previous home information. Its a great tool for researching and locating people. However, keep in mind that it does not indicate whether someone is on a Do Not Call list.
