I've been setting up updates to clients using MarketInsight on sale properties. Love the traffic feature. However, it does not show on RENTAL listings (at least mine). Why is that?

MarketInsight tracks online activity only for properties listed for sale. Rental listings dont include that internet traffic feature, which is why it isnt showing up on yours

Has anyone hosted a VIRTUAL open house during the week? Different times like the evenings? Did you get more viewers while you were live VS a virtual open house on the weekends?

Does any one else get bombarded with calls/emails from security companies wanting you to send their information to your client?\nAnyway to stop this?

I have not so far, but I am sure it is coming along with the 100 other solicitors that call me regularly. Unfortunately it comes with being self employed. I did see another agent post this same company being with the ADT solicitor being extremely rude. I would chalk it up to part of the business and remember you most likely do a lot of cold calling as well. \nIf I was really wanting them to stop, I would tell them you are not interested and let them know that if they continue to bombard you, you will recommend any other company to your clients other than ADT. It probably won\'t stop them, but might.

I\'m thinking about buying one of these cameras. Liked the idea of posting several 360 \"shots\" in a row as a video tour of a home. Wanted to see if any other Realtors have tried and results. Thank you for your comments in advance.

How can I find the exact sold price of a home, not a range value

Hello CandyRealtors have access to "sold" prices via the MLS. To protest the appraisal district for accessed value, a Realtor can run numbers to give you an idea on value. We would need some information on your home and that would help us pin-point a more accurate value. For tax protest you will look at Jan 1, 2024-Dec 31, 2024. Someone could provide the websites to Find HOA information, please?

Hello Delmy. The website the other Realtors are providing only shows a statement recording the HOA's presents in a county. If you are assisting a Seller, they need to provide you the name of the HOA along with the management company's name/contact info. If they can't find their informaiton, try a Google search on-line. Just like the Seller Disclosure, its the Sellers responsibility to fill out the HOA forms. Do you by law have to have a realtor to view a house

It is not a "law" but a new rule in place for all Realtors to follow who are members of the National Association of Realtors. You can always view a home directly through a Seller/Owner such as a For Sale by Owner and at a Open House where a Realtor is representing the Seller. Non-Realtors, or those licensed in the state as real estate agents, can also show homes. A key to this rule for Realtors is they must have a signed Buyer Representation agreement with a client before showing homes can begin. This Realtor will represent you...NOT the Seller. How can I add my home to the listing list?

Hello Alexis. Only homes with a signed agreement with a Realtor will be listed on HAR.com. If you are trying to sell on your own, you may find other real estate portals where you can place your home, like Zillow, Craiglist, etc. BE CAREFUL. Understand that this is a complicated transaction and that many scammers are out there. If you are worried about the cost of selling, speak to an experienced Realtor and have them run a net sheet to show your final take-home money and all the costs involved. 2 agents from the DFW area have told me that, as a buyer, I need to check and sign the "AS IS" clause before the inspection. I know the 2nd line with AS IS states if the listed items are repaired. But they told me to check the (1st AS IS" and sign the contract even before the inspection. I refused. I am a retired real estate agent and I was taught not to sign the 1st "AS IS" unless the buyer is willing to accept the property without improvements or compensation.

Hello Carol,Those two lines discussing "as is" in the purchase contracts referrs to items you may know about ahead of your inspection. Say a broken window, a door not closing or a water leak. You can list these items to be repaired and check that or check "as is" which means you are not aware of any issues....at the time of signing the contract. Once inspections are completed you can always ask for additional items to be repaired or provide credits for. If you have an option to terminate, you can leverage that in your negotiations. Hello Judy. HOA dues for "Condos" cover more than what you would find in a neighborhood of single-family homes. Management fees, landscaping, and keeping up a clubhouse are typical for any HOA. But condo HOA dues might also cover insurance for rebuilding the structure's exterior, possibly common areas like pools, utilities, and even cable TV. When buying in this type of community, always read all the HOA documents including an accounting statement showing what these fees cover. And if any "special assessments" are applied when the reserves are low. Once you have purchased your condo, stay involved at owners' meetings keeping an eye on the management and the budget.
