In years past it was usually March through September, but the market has been so good for the last 12 months that every month has seen well maintained homes that are priced correctly get multiple offers in the first week, so as long as the interest rates stay below 4.5% the market will continue to stay strong. If the rates go up to 5% then you can expect fewer buyers, so more days on the market.

Now is the perfect time to sell your home. It is peak season in Real Estate and property values are high in Houston right now. We need more inventory on the market. Sellers market for sure.

Hello, As mentioned by others here the Houston market is in general currently a seller's market. There is not enough inventory to meet the needs of the amount of buyers. Though it seems as though the market may be beginning to leveling out some depending on the neighborhood and price point. Another critical aspect of listing your home will be the list price. If the list price is not right when it is originally listed it may take longer to sell and it may sell at a lower price than if it was priced right to begin. I hope this was helpful! When Demand is at the Highest point, which can be estimated by recent sales data and the Housing inventory in your neighborhood.The average DOM (Days on the Market) can be calculated the same way, but it ultimately depends on the current demand and the asking price. Each Neighborhood is different which makes it almost impossible to give an exact numbers based solely on general area.

Good evening! If you are thinking of selling your home, I would say NOW is a great time to do so! As Judith mentioned, it is a sellers market, and buyers are hotly competing for a limited number of available properties. I have clients who have been looking in southwest Houston for a couple months, and I have witnessed several "bidding wars" in which the sellers ended up accepting contracts for MORE than the listing price! Depending upon your particular neighborhood and the unique features of your home, your home very well could sell in a matter of weeks or even days. Inventory is low in Houston now and it is considered a Seller's market. What that means is the demand for homes from Buyers is greater than the current amount of homes for sale on the market --- thereby creating market conditions that are advantageous to Sellers. (i.e. "there's not enough homes to go around"). If selling your home is compatible with your life goals right now ... now is a good time inventory-wise. I highly recommend you contact a real estate agent to discuss this more completely for YOUR NEIGHBORHOOD IN HOUSTON. An agent has access to recent "solds" in your specific area and will be able to bring into focus your specific questions ... how long will it take to sell? what is a reasonable expectation for price, etc. Agents will study your neighborhood and prepare a report for you .. often referred to as "comps" ... they will compare your property to recent ones that sold both in terms of the price it sold for as well as the features it has that yours may or may not --- and they will sit down to discuss it all with you. Interview 2 or 3 agents. Why? Well, if they are all examining your neighborhood it is likely they are using the same properties to compare with yours --- understanding how each agent interprets (the same) data can be very helpful to you in choosing an agent ... and you're also looking for a good "match" to you...someone you trust and are comfortable with. You are not obligated to an agent until you sign a Listing Representation Agreement.... at this stage they are basically interviewing for your business. So write out your questions, take your time and choose the representation that suits you.
