Good day James, we all have been receiving several requests for CMA's for protesting of property taxes (along with filing our own). My first step is to recommend that you reach out to the Realtor that sold you the home. Your realtor would love to hear from you and provide that information. If your realtor is no longer in the business, do reach out to a realtor in your area for the most accurate information for you and your family. Having someone that knows your area is key to obtaining information to submit within a protest. I wish you success should the request be for the protesting of your property taxes. We all are hoping for a win in this area of homeownership!

I have a mobile home that has been on the market for 50 days. It comes with the land and it is in really good shape. We have lowered the price twice! How do I sell this thing?

Among the other answers, check the Statement of Location aka SOL aka chain of title for the mobile home. TDHCA “should” have records of all mobile homes within the state and not all of them are completed upon sale. Make sure your title company is familiar with this process and keep in mind, if it is a single home (not double wide), some lenders will not finance them, touch base with the lender when you go under contract. Also, know if it is homestead or personal property with the county appraisal district. If the homestead paperwork/process is not complete then then it will have a personal property tax that is not normally pulled by title unless they are familiar with mobile homes. Check out FAQ within source link, you don’t want your sellers having to go back to correct/complete the SOL after sale as it is a part of the sale either homestead or personal property.

All liens are paid at the time of close. federal (unless homestead and waiver is received from the IRS), tax, mortgage and if applicable personal judgements (Investment). If you are speaking to mortgage liens, the mortgage company has 90 days from payoff to release the lien however mortgage companies/servicers are not policed or regulated so the best course of action is to have your client or you follow up with title 90 to 120 days from the date of close to insure a release is filed of record.

My boyfriend and I will be relocating from Missouri to Orlando in May of 2021. However, due to COVID our colleges (we are both Masters students) have cut all breaks aside from Christmas break. We are going to Florida during Christmas break to get a feel of the area and look at some properties (hopefully). We were originally going to use spring break to go find a rental, but now we can\'t. How should we go about finding a rental 5 months before we move? Would any rental agencies allow us to start renting that far in advance if we have to leave the property vacant?

Hello, \nI am co-owner of a home with my parents that was bought in February 2020. As I understand it, I have to wait until January 1, 2021 to apply for homestead exemption. Is that accurate? Or can I apply now? \n\nNext, even if I don\'t qualify for homestead exemption, may I still protest the property value appraisal? I wanted to protest based on based on the price I bought the home for and homes comps of similar homes in surrounding areas. Can I do that? I hope that all of your questions have been answered by now and if not, after closing you complete a form notifying the appraisal district that you are the new owner (form found online within the county your property resides) and now that we are after Jan 1 (you have to be in the home as of Jan 1) of the tax year you can file your homestead exemption (form found online within the county your property resides). You have until the end of April to get the homestead exemption form completed and mailed to the county. I am sure your Realtor has already reached out to you to remind you of the exemption. Once exemption is filed, if you are in Harris County you will receive a post card size mailer confirming your homestead exemption each year and you can always check on HCAD.com to confirm who they show as owner of record as well as your exemption.

Hi, I’m considering putting solar panels on my townhome but a neighbor is worried it might affect her townhome value or sellability. It will be visible from the driveway but not too visible from the street. One additional thing to consider is that there are 4 townhomes and our roofs are connected. Do any of you have experience with clients disliking solar panels on a neighboring house? I’m sure this is a special situation too since my neighbor and I have connected roofs. I will be sure to get a roof inspection when considering installation. Solar may not even be optimal for the house but I wanted to ensure that it won’t be detrimental to my neighbors if everything looks good for install.

Will your HOA allow them to be installed? Reach out to them first to see if it is an option for you. Also , how long do you see yourself living in your current home? Will you be leasing the panels and for how long? Just a couple of questions to keep in mind because a 20 year lease for the panels may deter a buyer should you ever decide to sell.

So sorry to read this is happening to you and most Realtors do not understand intermediary status so they avoid the possibility of putting themselves in that position. If you have water shut off and pipes drained prior to the BG FREEZE. My plumber is saying rather than turning water on for a day or two and then having it inspected. Have a plumber come out, he will turn water on at meter, and put a meter on the line to test for leaks. That way if you do have a leak and you are not at the house you will not have major damages to explain. to you seller. AND you sure do not want to have to tell the seller you made a mistake and how are you going to pay for your mistake?

Good morning Judy, are you a Realtor in the Magnolia area? I was a little confused by your question however if you are a Realtor, reach out to your Broker. We were lucky at our personal home, we turned off water, drained all pipes (left town) and came back Sunday, turned water back on and thankfully no broken pipes. I hope that this response find you not having any major issues and it all worked out.
