What is the average charge for hiring a property manager?

Property management fees are a negotiating point for you the owner. While true that some charge low flat fees, be careful for marked up maintenance or other fees that they may charge. Others will do a percentage of up to 10%, but you may be able to negotiate a cap. No matter what they charge, just make sure you are comfortable that they will represent you and take care of your property.

My husband and I are graduating from college in the fall and moving back Houston in December. We have a daughter and a small dog. I have a broken lease from 2012 and my husband does not. We have been staying in our current apartment complex for almost 3 years and we do not want to move back into another apartment with a pet. Do anyone know any rental agents that are able to help me with my situation and when is a good time to start looking?\n

Again, congrats on graduating! Unfortunately your broken lease may be a strong turn off for prospective landlords... Some may just say no outright, while others may require a higher deposit. For you to have he best luck, I would recommend you having your offer letters for jobs ready to submit, and plan on having at least enough funds available to do a double deposit, in addition to the first months rent. \nAs for timeframe, I would suggest starting looking seriously 3-4 weeks before needed move.

The size of the patio cover would be a little less than 12x12 and it will be around 2 feet away from the fence.

You also need to check your survey for any easements. If your building encroaches the easement, you can look into getting an exception, but I would recommend avoiding building in the easement.\n\nFrom a form regarding fences, but still same information:\nYou will be required to obtain an exemption from the Office of the\nCity Engineer if your project encroaches on any portion of the street or roadway easement. You will be required to apply for Consent to Easement Encroachment through the Utility Analysis – Developer Services Section if your project encroaches on a City of Houston utility easement.
