We are ready to purchase a house, but financially we cannot afford monthly PMI, home owners insurance, property taxes on top of the monthly mortgage etc. I would like more information on rent to own process and do they also accept Down payment assistance programs? Thank you

There are certain companies for example LGI homes that have special lease to own programs. Another option would be to work something out with the seller and have a real estate attorney draft up the documents to protect your interests and for legitimacy.
