The VA loan is one of the strongest benefits available to those who've served, and it's also the one I see misunderstood most often. No down payment. No private mortgage insurance. Competitive rates. Yet I regularly meet Veterans who assumed they didn't qualify, or who were told by an agent that VA offers are "too complicated" and quietly steered somewhere else.
They aren't complicated when your agent knows the process. I do. The certificate of eligibility, the VA appraisal and how it differs from a standard one, the property condition requirements that can derail a closing in the final week, how to write a VA offer that a seller takes seriously in a competitive market — that's familiar ground for me, not something I'm figuring out on your file.
On the selling side, I work with homeowners who want to be genuinely prepared before the sign goes in the yard. What's worth fixing and what isn't. What buyers in your neighborhood are actually responding to. Pricing that reflects the market rather than wishful thinking. The goal is fewer surprises and a stronger position when offers come in.
