To my fellow Houston area Texas Realtors::My coworker has a cash offer for one of her listings, and the buyers agent client is an investor looking to buy 75 houses in the Houston area.Has anyone heard of this potential buyer? If so, any knowledge on whether or not the investors are scamming sellers etc?

Asked for their lender approval letter or copies of cash in bank. They like all investors say these comments and their finances often can never back it up. They often are putting out several offers at once and happy if one sticks. Watch the tear down investors too - if they are tearing down a property - do not give them an option period - why would they need it - to use as a re-nego tool. Wasting sellers time often. If they are a real investor and using you as a buyers agent - demand transparency. If not - are they really a true investor - your time spent on non-executed transactions - a waste of your time. And yes there might be some investors that have the capital for 75 properties - often foreign banks or entities - just a several more hurdles to close. Investors appear heavily when the market is in favor of sellers and not many buyers buying. Like after a huge storm that has brought the real estate business to a crawl for a bit. Alas remind them - its not and never will be a \"give-a-way!\" Good luck and if its not a win-win - whose the loser then... you?

I had a buyer purchase my home before hurricane harvey but contract was terminated because of a natural disaster clause. (Something of that sort) I just put my home back up for sale and I\'m wondering how easy will it sale because I finally found a new home to purchase and don\'t want someone to buy the home I finally found. The home did not flood or get any damage, last time I put it up o had showings the same day and it sold in about a week, it\'s been up 2 days this time and no showings, please tell me some words of encouragement as I thought this whole process was almost over grrrrrrr

Is your home in sellable, competitive condition? (important) Is your home priced at true market value not \"dream pricing\"? Best place to be priced if there is a high and low in the neighborhood - the middle. Again - is the property ready to be sold not just eager and seller has left many un-done projects? Homes still can sell in 1 day it happens. Condition, location and pricing - if you can really check these off a buyer\'s list - the opportunities are there - in all neighborhoods. Agents often agree to sellers listing prices being they the seller. Alas the seller has hired you to help them get sold and if they way off the mark on pricing - write in a price drop or 2 in your listing agreement UPFRONT so when the property has not shown or collected offers by a certain day - price automatically drops to the next one on your listing agreement. Easier to get a seller to agree to lower when you agree to their dream price - plus you already have in writing and no amendment needed - amendments just remind sellers that they tooo high - be smarted then the sellers. Seen the high end market sell in a day when the sellers understand - the location, condition and price - not 1 of 3 or 2 of 3 - 3 of 3. and in slower markets - be a bit more demanding of the seller - they will be demanding of you when they do not see showings or offers. It is a joint effort and confidence will make your sales life - better - trust that. Cheers and new goal - sales in one day on market!

Is buying a piece of land and building your own house a good idea?

Its a great idea. Especially if you buy land in an unrestricted area. Then you have no HOA hounding you about your trash cans, etc. Just know that when you build with a reputable builder - for them to build on your own lot - there will be a great cost due to it being built out of the normal realm of typical subdivision builds where most builders are located. Privacy another leading factor on why people build on their own lots. Lots of very good build on your lot builders in and around the Houston area. If you need a great referral - I got a few for you! Go buy and build a new home today!
