Here’s a suggestion to be more inclusive and remove agism. I have some clients over 55 and their ownership or rental needs aren’t met within HAR. Do you believe we should actually have a filter for senior living and include retirement communities on HAR.com?

Utpala! Are you unable to find these options in your matrix? There are at least a couple of options for you to find search results for your clients already. Here's how: Access your matrix and go to an All Properties search for maximum results. First option is to find the "disclosures" search options box under the Property Characteristics column. Here, you will see an option entitled "approved seniors project". Currently, this will show you 290 results within our MLS. Now for the next option, and many more results, you'll want to go ahead and deselect this filtered option. Now, scroll all the way to the bottom of the page and find "additional fields" and click the add/remove link to the right. This leads you to a slew of further search criteria, which you can add. You can use the search bar at the bottom; Go ahead and type in - 55. You'll see a result that says "Active Community 55 YN" and you'll want to add that. now hit the back button at the bottom of this page. Now scroll down to the bottom of your matrix search page and select "Yes" under your newly added search filter! This currently populates 897 results in our MLS. My client has an offer that was accepted but some back and forth isn’t making them comfortable. They suggested keeping it “active” but with an accepted offer, it was changed to “option pending” and property is still under option. They are concerned that option pending is affecting the showings. Are we obligated by ethics code to change the status if property has an accepted offer? Is pending continuing to show better? They believe that terminating a listing after option pending affects future value/ perception of property. Any thoughts?

Hey Utpala, Great Question! "Option pending" and "pending continue to show" can depend on a variety of factors and circumstances. In general, if a property is listed as "option pending," it means that the seller has accepted an offer, and the buyer has the option to either a.) move forward or b.) back out. This status might discourage some potential buyers from viewing the property, as they may assume it essentially sold (unless your in a competitive market). On the other hand, pending continue to show indicates that while an offer has been accepted, the seller is still open to showings and potentially other offers. If I were you I would switch to Option pending continue to show and consult with the owners and explain to them why I would be wrong to keep the listing as Active. Hope this helps!

As buyers, guide them to have pre approvals to strengthen the offers when you start showings, keep them in check with their pricing in mind, have a little financial knowledge to work out numbers that they can truly afford, giving them a list of high rated inspectors etc. Frequently communicate during the entire process. Dont forget about Title companies too- while title insurance is regulated, some fees arent. Most title companies match the price from a competitor so remember to get a few quotes!
