Hello Huy, To find homes within a zip code:Log into HAR, matrix, quick search. about the middle of the page under the blue "location information" box is a field for "zip code,"fill in- you will see on the bottom left how many homes fit the search criteria. If too many, add other serach criteria to narrow. Then click blue "results" button at the bottom left to see a list of all homes. Hope that helps. HAR offers a Matrix webinar that is helpful. I am about to list a house and the sellers have finished an area that was not originally included by the appraisal district when the house was built. This will be a high dollar transaction, and the difference in square ft will add well over $100,000 to the price. Has anyone hired a company to verify / validate / document the square footage of a house? Any suggestions or recommendations?

Hey David, Great Question. I'd suggest hiring a professional appraiser to get an official measurement. Its important not to rely on your own measurements, as that can lead to liability issues. If you want to help a bit more in regards to helping a client (or yourself) protest your property tax, you can then run a market analysis based on the new and accurate square footage you have. Ashley, Congratulations on your listing of a rental client/homeowners property. After the listing agreement has been presented to your customer/client. The CMA is the most important document you want to review with your customer. Once your customer has signed the listing agreement, You now want to start the MLS entry.The information from the listing agreement should help you when completing the MLS data. Make sure your client is aware of all information that will be listed on MLS. I suggest taking pictures and uploading them before making the listing active. Ask your client for at least two keys to the property one for the lockbox and one for you to have in case the lockbox key is misplaced. Ask your client are there any requirements for the tenant. Review a dummy lease with your client and have a lease agreement ready once a tenant has been selected.
