Hello Huy, To find homes within a zip code:Log into HAR, matrix, quick search. about the middle of the page under the blue "location information" box is a field for "zip code,"fill in- you will see on the bottom left how many homes fit the search criteria. If too many, add other serach criteria to narrow. Then click blue "results" button at the bottom left to see a list of all homes. Hope that helps. HAR offers a Matrix webinar that is helpful. I am about to list a house and the sellers have finished an area that was not originally included by the appraisal district when the house was built. This will be a high dollar transaction, and the difference in square ft will add well over $100,000 to the price. Has anyone hired a company to verify / validate / document the square footage of a house? Any suggestions or recommendations?

Hey David, Great Question. I'd suggest hiring a professional appraiser to get an official measurement. Its important not to rely on your own measurements, as that can lead to liability issues. If you want to help a bit more in regards to helping a client (or yourself) protest your property tax, you can then run a market analysis based on the new and accurate square footage you have. Ashley, Congratulations on your listing of a rental client/homeowners property. After the listing agreement has been presented to your customer/client. The CMA is the most important document you want to review with your customer. Once your customer has signed the listing agreement, You now want to start the MLS entry.The information from the listing agreement should help you when completing the MLS data. Make sure your client is aware of all information that will be listed on MLS. I suggest taking pictures and uploading them before making the listing active. Ask your client for at least two keys to the property one for the lockbox and one for you to have in case the lockbox key is misplaced. Ask your client are there any requirements for the tenant. Review a dummy lease with your client and have a lease agreement ready once a tenant has been selected.

My client has an offer that was accepted but some back and forth isn’t making them comfortable. They suggested keeping it “active” but with an accepted offer, it was changed to “option pending” and property is still under option. They are concerned that option pending is affecting the showings. Are we obligated by ethics code to change the status if property has an accepted offer? Is pending continuing to show better? They believe that terminating a listing after option pending affects future value/ perception of property. Any thoughts?

Hey Utpala, Great Question! "Option pending" and "pending continue to show" can depend on a variety of factors and circumstances. In general, if a property is listed as "option pending," it means that the seller has accepted an offer, and the buyer has the option to either a.) move forward or b.) back out. This status might discourage some potential buyers from viewing the property, as they may assume it essentially sold (unless your in a competitive market). On the other hand, pending continue to show indicates that while an offer has been accepted, the seller is still open to showings and potentially other offers. If I were you I would switch to Option pending continue to show and consult with the owners and explain to them why I would be wrong to keep the listing as Active. Hope this helps!

Utpala! Are you unable to find these options in your matrix? There are at least a couple of options for you to find search results for your clients already. Here's how: Access your matrix and go to an All Properties search for maximum results. First option is to find the "disclosures" search options box under the Property Characteristics column. Here, you will see an option entitled "approved seniors project". Currently, this will show you 290 results within our MLS. Now for the next option, and many more results, you'll want to go ahead and deselect this filtered option. Now, scroll all the way to the bottom of the page and find "additional fields" and click the add/remove link to the right. This leads you to a slew of further search criteria, which you can add. You can use the search bar at the bottom; Go ahead and type in - 55. You'll see a result that says "Active Community 55 YN" and you'll want to add that. now hit the back button at the bottom of this page. Now scroll down to the bottom of your matrix search page and select "Yes" under your newly added search filter! This currently populates 897 results in our MLS.
