How important are the photos Realtors add to HAR/MLS in a hot market like Houston?

Does quality matter when there's a high demand for housing? Some homes are going under contract before photos even get added? Yet other consumers complain they can't tell enough about the photos b/c of the quality. Then you factor in out of town buyers who only look online until they come to purchase. What do you think? Is the quality of HAR/MLS photos still as important as it was in a down market?

WOW! Photos are even more important in a seller's market. There are few homes to choose from and a lot of buyers so make sure your listing is shown in the best light. With most everything being done online these days, your photos tell the story of your seller's property and you may just have one impression, so make it as good as possible. Realize too that the quality of the photography is also a reflection of your professionalism and a great way to show it off.

When I have a listing, the photos are very important because the potential buyers, are going to see the house on the system, if the photos are not good , they will discard to see the home.

Photos are extremely important because of the fact that most consumers begin their home search on the internet. Quality is critical. Poor photography can drive a potential buyer away from your listing as quickly as they got there.

The quality of photos online through HAR are the best introduction to any property. Too many photos are underexposed or poorly focused. Often they look to be taken by the agent with a smartphone. Since for most sellers their property is among their largest assets we also use a professional photographer and urge our clients to de-clutter the home so we see the home not their furnishings.

Remember, the most interested buyer may not be in Houston and have the convenience of dropping in to see it -And- (2) photos represent YOU as an agent to the unknown soon-to-be sellers who are on HAR.com looking over listings online to "see" how agents market online ... do they have a LOT of photos? do they have GOOD photos? Is this someone I want to trust to market MY property??? I believe a favorable outcome here would ALSO be doubtful if the agent markets properties with 6 photos snapped on a cell phone --- regardless of the hot/cool market conditions.

I completely agree with Veronica. The quality of the pictures you as an agent post reflect you. If pictures are professional people deem you professional. Plus, the more you can give a potential buyer up front is beneficial, especially in this market.

All kidding aside; appraisers depend upon full quality presentation of the property. Professional photography will help substantiate the quick sale and the increasing values. Furthermore, the agents who list in the community will need good photography on the solds to show when presenting their comparables to subsequent selling clients. The neighbors will look at the marketing of the agents listing in their subdivision to decide who to list with. Professional photography matters. What's place on the Internet stays on the Internet for a very long time! So make it excellent!
