Does quality matter when there's a high demand for housing? Some homes are going under contract before photos even get added? Yet other consumers complain they can't tell enough about the photos b/c of the quality. Then you factor in out of town buyers who only look online until they come to purchase. What do you think? Is the quality of HAR/MLS photos still as important as it was in a down market?

Remember, the most interested buyer may not be in Houston and have the convenience of dropping in to see it -And- (2) photos represent YOU as an agent to the unknown soon-to-be sellers who are on HAR.com looking over listings online to "see" how agents market online ... do they have a LOT of photos? do they have GOOD photos? Is this someone I want to trust to market MY property??? I believe a favorable outcome here would ALSO be doubtful if the agent markets properties with 6 photos snapped on a cell phone --- regardless of the hot/cool market conditions.

All kidding aside; appraisers depend upon full quality presentation of the property. Professional photography will help substantiate the quick sale and the increasing values. Furthermore, the agents who list in the community will need good photography on the solds to show when presenting their comparables to subsequent selling clients. The neighbors will look at the marketing of the agents listing in their subdivision to decide who to list with. Professional photography matters. What's place on the Internet stays on the Internet for a very long time! So make it excellent!
