For beginners, it is important to know that not all real estate agents and brokers are realtors. Though this name become synonym with real estate agent, when selecting them don't just pick someone because they are a friend, neighbor or relative, treat the process like you would if you were choosing a doctor.
Well, they have their specialties too; different markets, price ranges, types of property, etc. Select an agent that specializes in, and is experienced in, the type of house, area and price range you are interested in and that has the market data and resources available to them that will help you make an informed decision.
When I was searching for good real estate agent to sell my property in London, I came across a good firm i.e. Plaza Estates - they help me out in all the legal documentation that save my extra time and money as well. So you have to learn about while choosing company, get a feel for their "style", find the market data and info you are looking for or not.
When interviewing Realtors you can ask if they've taken the Farm and Ranch Real Estate course. Agents most interested in land sales and sales of acreage with improvements will have taken this course, or a similar one. The course covers a wide variety of topics mineral rights, rural contracts, water issues, environmental issues, grasses, etc.
Also interview agents and ask about their transaction experience with land sales. Land sales with or without improvements can be a complicated endeavor. Best to work with someone with both the formal education and experience in these types of transactions.

If you have not found someone to help you, I would recommend calling one or more real estate offices. Speak to an agent and ask them questions. You could ask them if they have ever handled a transaction involving acres, with or without a home on the property. You could ask specific questions relating to your particular situation. Speak with more than one Realtor if necessary so that you find the one with whom you feel the most comfortable.
