How do you find foreclosures?

I would like to know how to find forclosures for my clients.

Hey Kendra, Great Question. You can search for foreclosures and REOs directly in Matrix. Try using keywords like "foreclosure" or "preforeclosure" in the agent remarks section. Another option is checking the county clerk's website, where foreclosures are listedusually at least 21 days before the auction, but often much earlier. I hope this helps!

Foreclosures are properties that the lender has already taken ownership of the property, or sold at the foreclosure auction. Preforeclosures is the initial stage of foreclosure..can be found at your county office.

There are gazillions of real estate wholesalers in the Houston market who target these particular desperate sellers, pre-foreclosure. You can join FB Investor groups and forums and ask to be added to their email list. Over the years, I have been added to dozens of different real estate wholesaler lists, covering everything from farm & ranch to large multiple-unit complexes.

Use the MLS, by entering Foreclosure and some of the properties will show up.

Homes that are going on foreclosure can be found on the county website or at the actual county courthouse. There are companies that provide this information as a paid service per they pay to gather this information and provide it to those who want to save time and money gathering it themselves.

They are in the mls or you can search foreclosehouston.com which is a paid service. They are auctioned the first Tuesday of the month with cash paid at that time, no financing.
