I am representing a buyer. The contract has been executed on tenant occupied single family home. The lease will be ending on May 31, 2021. The seller did not have pet agreement on 3 dogs (2 of them 150 lb Great Dane !!!) Is it possible for my client to get a Pet Agreement with reasonable pet fee before the closing?

Take a look at the existing lease agreement. If the pets are not mentioned in the agreement then an amendment to the lease can be added with all parties agreeing to the terms. Its best for the seller who has a relationship with the tenant to have this item resolved before buyers becomes the new owner.

I would like to be an advisor on the Real Estate Market, how not to over improve your home according to the area of your investment, etc

I would look at the homes in the area and see the common finishes on the homes that are on the market now and that have sold in the past six months. You may find in some areas that Formica counter tops, vinyl flooring are common. Other areas may require stone or quarts counter tops and tile/laminate flooring. It all depends on what you find once you look at other properties in the area you are investing in. The selling areas in the home continue to be the Kitchen and bathrooms.

My wife and I is looking for a 3+ bedroom house 2bath. If there anyone out there willing to help us or point us in the right direction we will appreciate it. We are looking in the Katy area 77449 or cypress area thanks.

You will be a high risk due to the bankruptcy. This will minimize the homes available to you. Be prepared to pay double to triple deposit plus first months rent. Work with an agent that is willing to take you on as a client. Also provide all information to help the agent present your situation to the listing agents before asking to see any properties.
