Hello everyone,

I recently bought a home and upon checking the details on hcad.org, I see that an extra full bathroom is being reported. I also do not have a fireplace and that is listed right there. Is that something that needs to be fixed asap? Thank you in advance for your help.

Heres what I recommend: Verify the information check the information on your property deed or other official documents to confirm the discrepancies.Contact HCAD If the discrepancies persist you can reach out to the Harris County Appraisal District (HCAD) at (713) 957-7800 directly. They have a process in place for homeowners to dispute inaccuracies in property records.Document Your Home-Take clear photos or videos of your home showing the number of bathrooms and the absence of a fireplace. This could serve as evidence when disputing the inaccuracies. If youre unsure about the process, it may be helpful to consult with a real estate attorney or a tax adviser!vRemember, its always better to address these issues sooner rather than later to avoid any potential complications down the line. Please dont hesitate to reach out if you have any more questions or if theres anything else I can assist you with you contact me via phone 346-715-0772 or send me an email Brianbusterrealtor.com

Sounds like the property may have been advertised incorrectly. It should definitely be corrected next time it is listed at the latest

Hey Roberto, Great Question. Follow the provided link to access all the forms available through HCAD (Harris County Appraisal District at the bottom of this answer). Among these forms, locate the correction form to make any required adjustments. A word of advice tho: Exercise caution when requesting changes, as they may result in an increase in your property's assessed value and subsequently, higher tax obligations. If you have any questions please feel free to reach out to me at 832-696-8100 or Pate@pateherrold-cbarealtors.com

As many people have said, you should ask the appraisal district to correct this. But you should also ask them for a rebate for the amount they potentially over charged you. I believe you can go back 3 years on this.

Roberto! Great question! Clearly you came to the right place for answers! The attached link will take you to all forms in HCAD (Harris County Appraisal District). You will be looking for a correction form to address necessary changes! Helpful tip from homeowner to homeowner: be careful with the changes that you request, as these changes could increase your taxable valuation and therefore your tax payments! For example, if county shows too many bedroom (as in your case), you'd want them to correct to the proper amount of bedroom, because it is likely that your property is being overvalued and, in turn, you are being overcharged on your property taxes. However, if the opposite is the case and they list less bedrooms than you actually have, maybe better to leave it alone haha! Remember that taxable valuation and actual market value have NOTHING to do with one another! If you have any other questions, feel free to reach out! Codysellsproperty@gmail.com 346-412-6603

It is always a good idea to double check your property tax information is correct. Having the correct information will save you time, money and hassle. If you find an error, you can go the website for the CAD your property is located in. In most cases under "forms" tab you will find a "notice of protest" form. On that form you will find a list of reasons you wish to protest. check "incorrect property description" and then fill out the rest of the form. It is best if you have proof to back up your claim, ie pictures, receipts, survey, floor plan from builder etc.etc.

Go to HCAD's website and there is a form for corrections. These errors often go back to when the home was built ns the appraiser used a similar floor plan which may have had different upgrades and they just assumed all the houses are the same. We see it often with square footage discrepancies where there are bonus rooms built out in attic space.

If you recently bought a home and noticed discrepancies in the property details listed on HCAD.org, such as an extra full bathroom and a fireplace that you don't have, it's important to address it. You can use HCAD's "Real Property Correction Request/Motion" form to request the necessary changes. Provide evidence like photos and a clear description of the corrections you're asking for. This will help ensure the accuracy of your property information on the website. https://hcad.org/assets/uploads/pdf/forms/2022/Correction-Motion-RP-2018-2022_2022-08-24-142746_nvgf.pdf

Yes, the sooner the better. Thank you for wanting to correct this record. Beyond the personal tax ramifications, the accuracy also helps with market pricing and sales in the neighborhood and area. If you have any difficulty, your buyer's agent can contact the listing agent and have it corrected directly as well.
