Maria! Great question in a tightening market and economy! The best advice I ever received was to forget about the expenses and focus on the income. What we focus on expands. If we focus on money going out, regardless of if we are trying to stop it, it will only result in more pouring out. If we focus on income, the result will be so much income that the expenses will be of ZERO consequence. There are probably 100's of small brokerages that do not charge a monthly fee... What I might suggest is that you look into a brokerage that has training and mentorship no matter what the split is or if there is a monthly fee.
We are looking to expand this year. Small boutique. We share leads we can’t work, but most importantly we support with over 60 years experience between broker and assistant. No monthly fees. Splits depend on experience and book of business. We select only those we feel can become successful and independent within 12-24 months. We will share our successful methodologies that work. With us you will be successful and exceed your goals, or it won’t work. We are producers and lead by example. We do not take non producing or part timers. Our perfect candidate has at least two years experience, closed at least 10 transactions and is struggling a bit.

Don’t be intimidated, you either have it or you don’t. No big deal. You don’t want to waste your time and money pursuing something that won’t work. We don’t sell training or classes like some of the largest brokerages making the lion share of their revenues from training. We don’t take just anyone and charge a monthly desk fee. We don’t take wannabes who shouldn’t be. We are also not a volume house or bottom feeder. We don’t just work expireds. We get to know our clients and help them with this transition.

There are numerous brokerages, each offering some sort of variation of splits/fees that may accommodate your needs. I would recommend you interview multiple brokers to find the right combination of services, training, accessibility to the broker and commission structures that best fits your needs. Depending on your area of focus, I would be happy if I were included in your interview process.

There is so much competition now and so many brokerages offer cheap discounted splits and fees. It's up to you whether you want save money or need good support when you need or both. I am Owner and broker of Om Realty group with 20+ agents and growing. We offer great support and Flat transaction fees. No desk fee, no monthly fees. Just one time yearly admin fee. Check us out.
Hi Maria, I am the Managing Broker at UTR-Texas, Realtors. We don’t charge monthly fees, only a small yearly fee of $168 plus very minimal flat transaction fees (usually between $195-$230). We have over 315 agents. I’ve been there 7 years and love it!
There are many different ways a brokerage can charge. Transaction fee based. Split based. Some are just $99 per transaction with no monthly but expect no tools or support. It really just depends on your goals
Check out JLA. I started out with them, they don't charge an international fee. But I agree with one of the other broker/Realtors that posted. If you want to really grow your business you need to connect with an international company. That's why I left JLA and I'm now with eXp. The monthly fees are worth it for the larger companies if your return has more than doubled.
There are tons of them but would not recommend. If you are going to be a top producer you need a large company , preferably an international company that can teach you how to grow your business. I am a broker and worked for myself my with 25 realtors. I am doing much better working for Keller Williams. Not a huge amount but did 15 million in production last year. We pay the little 70/mo because it is so worth it.
