Can a tenant refuse to allow access during the last 30 days of a lease due to CV19 concerns? Do they have to pay the last month\'s rent?

If the lease agreement allows a lockbox on the property for the last 30 days of the lease then that is the agreement and the landlord is allowed to access the property for showings. To my knowledge, Covid has not changed this. That being said, if I were a tenant, I would not want people coming through my home, especially if I were an at-risk group. For some people, it could be deadly. Even pre-pandemic, If a tenant is opposed to showings, they can make it difficult to impossible to have a productive showing. If a tenant doesn\'t want to allow showings, they can sabotage your showings in SO many ways! The property usually ends up not being leased during that 30 day period even though you\'ve spent countless hours trying to schedule and get into the house (that is not ready for a showing) and then when it is available, it already shows 30 DOM so you end up possibly losing the best prospects. To answer the question...Yes. But during these times, it seems like it would just make more sense to encourage the owner to put it on the market as \'coming soon\' and make it active once the tenant moves out.
