As my colleagues have indicated -- provide as much info to the clients as possible and have them do their due diligence. -- there are lots of information readily available online just be googling \"Blueridge landfill Pearland\" Although some of the information is dated, there are lots that are fairly current. Current info can be obtained by reaching out to the company/city/state. As a realtor, it is our fiduciary responsibility to work in the best interest of our clients by providing them with guidance and the source on where to get information so they can do their due diligence in order to make informed decisions that work for THEM. At the end of the day, there are homes in the proximity of the landfill and others that are away from the landfill and people are living in all of them. Each has its own advantages & disadvantages -- location/price/amenities, etc, etc. Your clients can talk to the homeowners near the landfill to gather more info on their actual experience of living there. You might be surprised what the clients sees as value and benefits/disadvantages and what they are prepared to pay for it. Lay all the info out and let the client decide what works best for them and their family.\n

Hi Mitch:\n\nWhen working with investing properties, finding the right realtor who understands what you do is critical. You will need someone who understands the world of investors and investing and the various types of real estate investing. eg. someone who is knowledgeable in notes investing or commercial investing may not be knowledgeable in fix and flips. I personally have done several fix and flips of single family homes using creative funding structures to generate great returns. In investing you make your money when you buy the property, so buying right is key. There are many realtors who are familiar with investors and I recommend you interview the realtor to make sure there is a good fit and that he or she truly understands your goals.
