Yes, it can. Some schools are more desirable than others and people with children make every effort to purchase a home zoned to the most ideal school for their children. They will pay extra for that privilege. It\'s hard to put an exact $ amount but a Realtor can show you how properties zoned to one school are priced differently than similar properties zoned to a different school. In some areas it\'s subtle, in others, it\'s quite obvious.

Yvonne is right, you must have something in writing from the seller that gives you permission to market his/her home. The listing agreement is what you should have them sign because it outlines all the terms, how much the house will sell for and what your commission will be. It also protects you because there are 2 important questions related to possible clouds/liens on the house. And you need a sellers disclosure. It doesn\'t sound like he is serious about selling his house.

I have a client interested in renting to own but as a realtor are we able to help a client do that? i do not see anything on HAR with that criteria

You really need an attorney involved in this. The reason has to do with all the assumptions people make about the transaction. Renters assume rental payments go towards purchase. What is the purchase price? Will it be determined at the end of the lease or before? Does the tenant really mean they want the right of fiat refusal? How much are they willing to pay for the option to buy? Do they need to be approved for financing up front or at the end of the lease? It is a very complicated process with a ton of moving parts. So you must engage an attorney.
