How do I find the HAR application

Hello agents, this may be helpful. Upon joining your brokerage you will need to join the Houston Association of Realtors. Here is the link to take you to the joining process. (im assuming this is the application the question was in reference to) https://www.har.com/joinhar

A seller is requesting option money made out to herself when the option period is 0 days. How is that even a possibility? I know the broker tried to explain that there has to be an option period for option money but she\'s insistent. Buyer\'s willing to pay her but there is concern regarding heirship as the husband passed a year ago. If the house was not probated it could affect the ability to sell the home and we are worried she will keep the option money even though she isn\'t able to sell the home. But really wondering how option money is requested without an option period and if this contractual acceptable.

My client wants to know rental potential in an area. How do I search rental history in a zip code for similar properities in HAR MLS?

Perform a CMA in that area just like you would for a sell or a purchase But instead click on the properties drop-down menu in matrix, and select rentals option to pull and generate comparables that are active, pending, and sold in the area.
