It will only grow into a monster. If we find termites in the house, address the problem with the owner immediately. If there is structural damage, go over the details with the owner and the inspector. If they can not qualify for the home they fell in love with tell them. If they need to sell their house in order to buy that dream listing you have, tell them. Why put the other side through your in-ept ability to tell the truth? Tell it like it is. It is what it is. Right or wrong. good or bad.
Active Real Estate began in its infancy in a little town called Conroe, TX. When the real estate market took its plunge in the 80's, Active Real Estate formed Active Apartment Locators, Inc. Apartment locating flourished during these hard times. In this field we learned from the Big Boys of Property Management. We learned the correct way to handle tenants, how to keep in tune with the rental market, fair housing and rent collections. After 12 good years we moved out of the city to a place of country. We began to swing back into listing and selling farm & ranch, residential, commercial and lots. Later on the market again took a downswing and having seen this delima before we swung back into the rental business and property management. We do list individual properties, which with our well funded advertising program they sell very fast. We have found if a property stays on the market with our company more than 90 days there is something wrong. It is time to meet with the owner and do a reevaluation.
