I have a property consisting of 2 single family homes and 1 duplex on one large lot in Houston. Although the property is fairly priced, what is the best way to market this unique opportunity?

One of my initial thoughts is that the likely buyer would be an investor. With this in mind, I would run the comps going back twelve months for the leasing stats for a 5 mile radius around this property, and prepare a thorough report on the rent rates for the area. Then have your best lender create a brochure of the possible financing scenarios an investor could obtain. Now with the rental rates averages and the possible PITI a buyer would have, you can prepare a Residential Investment Performance Summary of cash flow analysis before and after taxes, and project performance of the investment for a 5 year and a 10 year holding period. For the performance report you will have to include an estimate of the annual operating expenses and a vacancy allowance, and also the calculations for the recapture tax and the balance of the capital gains tax in order to arrive at the after tax rate of return, (or yield). What you do with your MLS data and media of the property, plus the reports of the rental rate stats, the financing possibilities, and the investment performance summary is to put it all together in a printed booklet, and also in a PowerPoint (in Ketnote) and deliver your package of this incredible investment opportunity to anyone you know who is connected to investors. Such as tax attorneys, financial planners, and real estate brokers who have a reputation for working with investors. Hope this helps. Good luck!

The day after closing, the AC stopped working. Although my Client purchased the property, \"AS-IS\" a subsequent service of the AC revealed long-term problems with the AC which were not mentioned by the Home Inspector. However, the Home Inspector did suggest having the AC serviced prior to closing. Even though, my clients did not have the AC serviced prior to closing, I would like to know what remedies exist to mitigate this expensive purchase of a new AC unit?

It seems like the inspection report stated that the ax needed to be serviced and by not following through by the buyers, or asking the sellers to have it serviced it really does end their liability. They knew they had an AC that needed service. Have them call a service company and see what the issues are, sometimes it\'s a simple fix. Also if the buyers had a home warranty they could get it serviced by calling them for a work ticket. Other than that, they need to know that the house is there\'s and they will need to pay for the service. Make sure that you always try to negotiate a Home Warranty in the deal for these types of scenarios.

I am representing a Buyer in a transaction. Hours before the appraisal is scheduled, the Listing Agent informs me the Seller is no longer interested in selling the property. As most of you know, once we reach the appraisal stage, we have completed the home inspection and hashed out the repair concession. I\'m really interested in community feedback.

I’m surprised he was so straightforward about it. I imagine it’s now up to the buyer to decide what he wants to do. Obviously, he does not close he is out whatever money he’s invested in this property, be it option money, inspections, survey,etc., Realtors have skin in this too, both buyer and seller. The seller is contractually obligated to pay the commission. You brought him a buyer who so far can and still wants to buy hhs house. I don’t know if the seller’s agent wants to give up his commission but I’m sure you don’t. \nI would talk to real estate lawyer to see about getting your due commission and advise your client to do the same whether they want to pursue specific performance or recuperation of the expenses they have incurred. \nI’m not a lawyer. None of what I said really matters. Contact your lawyer for counsel and insist that your clients do likewise.

I am looking to buy an investment property and was curious how the commission would work on a transaction as such. \nI have read that you can ask for a price reductions in the amount of the 3% commission, is this accurate?

Remember, the commission is earned by the purchasing Agent\'s Broker. If your Broker agrees to forego the split, the purchase price can be reduced by the amount of the commission.

My land locates in downtown, is around 100,000 Sf.

Land prices are a bit challenging to value. Multiple factors must be considered. For example, if the land is currently zoned RESIDENTIAL can it be zoned COMMERCIAL? Does it have frontage access? If so, how much? If not, does it have DOMINATE access?\n

This community has HOA Reserve fund and HOA foundation fee. Title company added both fees on the seller\'s Closing Disclosure. However, only 2 hours prior to the scheduled closing time, Title company notified the buyer that these two fees were moved to Buyer\'s side. What options does the buyer have in this condition if the buyer is not comfortable with the last minute change?\nLater after closing, buyer called HOA and found out only Reserve fund should be paid by Buyer, Foundation fee should be paid by Seller. Is there any recourse action the Buyer can take due to Title company\'s mistake and last minute pressure? Or nothing can be done as it\'s already closed?

Both parties (Buyer, Seller) should have signed a document agreeing to cooperate with the title company. This agreement empowers the title company to correct transactional errors after the closing. \n\nContact the title company with the newly discovered information.
