What type of files can you put into Attachments

The specific type of files that can be uploaded to HAR attachments are PDF's. In regards to what files can you upload to HAR documents: agents can post a lot of documents like disclosures, inspections, special addendums for AGENTS ONLY. Other documents that you can set for the public to have access to include a survey, floorplans, list of upgrades.

I had noticed there was a place to indicate a house had flooded while listing, but now I am not seeing it anymore. I have a client who does not want to rent a house that flooded during Harvey, but besides the neighborhoods that I know for sure flooded, I am unable to tell which ones did or did not. I could obviously ask each realtor, but was checking to see if there was an easier way to do this as my client has a broad area they are searching for a rental.

What area of Houston do you think is currently undervalued and has room for potential growth as an investment?

The market has grown a lot in the past few years. There are many pockets in Houston. What has been your most effective way to protest low appraisals on homes you have listed?

If I have at least 2 really good recent comparables, I share that information with the lender, buyer''s agent and the seller. You need to know how appraisers give values to extra items like a 3rd car garage is usually worth $5K, an extra full bath is $5-7K, etc...If I have convincing evidence then we have some leverage with the lender and buyer to make up the difference or have another appraisal done. My seller paid for the 2nd appraisal once and we made value, so they ended up walking away with the correct proceeds they rightly deserved. I have found that AFTER an appraisal has been completed your odds at getting an appraiser to revise it are slim to none, so do your homework before they go out and send it to them if you think there might be an issue.

No, but your question prompted me to look. From what I can see it looks like it is geared almost entirely to commercial real estate. I am an Aggie and love to further my education, but commercial is not for me.

I am working with a client who is searching for a home with a secondary bedroom downstairs. While we can state that in our room descriptions on the listing, it is not always done for the secondary bedrooms, only the master, and in the picture descriptions it is not always stated the location of the bedrooms. Those added details in the listing descriptions really help our clients find the right house and saves time for everyone involved. Great reminder to always post as much information as you can that might be relevant to buyers in the MLS comments. If not for consumers - at least to the agents. With many families now having multi generations in their homes, having two bedrooms downstairs (or even bester two masters) is going to be a growing desire for buyers and we need to communicate that easily for them.

It is an option to search for where the door faces. However, it isnt mandatory to fill out that section when listing a property and therefore not all of them will show that. Another option is to open the map and check which way the door will face.

Would you consider buying a home from a Virtual Tour without touring the home in person?

A new home, yes. An existing home, No. We have come a very long way especially with technology, but Buying a home based solely on a Virtual Tour is not a wise thing to do. Even though buying a home is easier these days (electronic paperwork, virtual closings) it should still be a hands on experience. Why? Because there are important aspects of buying a home that can not be displayed or packaged in a Virtual Video nor a Facetime Video. Foundation, Plumbing and Electrical issues, neighborhood issues are all items which can not be captured within a Video. You must walk the space and in most cases more than once, that is the simple truth, especially when considering making such a hefty purchase. Yes, a very good and experienced Inspector would play a major role in assisting with the condition of the property during the Option Period - but consider this - If you are able to physically walk the property, you possibly, along with a very knowledgeable Agent may discover preliminary issues with the property, that may be indicators of more severe issues, in doing so you- save yourself the time of writing and negotiating a contract and money that would be wasted in hiring an Inspector. Also consider - not all Agents are Detail Oriented Agents, this is a very important skill to have when writing and negotiating a contract as well as reviewing the property. You should never place a decision regarding a financial responsibility (in which you are responsible for) in the hands of any one except yourself. Yes, in the near future, we will need to contemplate Buying a home in a more advanced manner, but let\'s be honest, we are not there yet. During a Pandemic, Essential Workers are allowed to conduct business in a \"high alert manner\" - which means they could do the work but conduct it with safety and precautionary measures incorporated for all involved (the Homeowner, the Buyer, the Agent, the Home), this is not unattainable, it simply requires more work on everyone\'s part.
