I spoke to a new client today who is native american. I am trying to find out if there are any assistance programs for buying, financing, down payment, etc. for a home. She has had some serious family trauma and wishes to move back to the Houston area. However, she only has about 60K but needs a 4-5 bedroom home. I really want to help her, because two of her sons were murdered in Louisiana in random shootings. If anyone knows of any contacts/phone numbers of someone I can call to try to get here where she needs to be it would be appreciated. I have done a little research on the HUD Native American website, but it is a bit overwhelming where to begin. Any help would be appreciated.

I would speak to a lender that participates in down payment programs. I would get the client pre-qualified to get a loan amount and what dpp\'s would be applicable. The city of Houston has down payment programs that give up to 35k in assistance. There are also tax credit programs. If they look for a home in a rural area I.e., Fresno, To Sharon, etc the USDA has down payment programs as well. Additionally, the city of Houston has a program in Carver Estates (near Acres Homes-northside area of Houston) where builders build affordable homes so that more buyers in that range (below median prices) can purchase. The buyer leases the lot from the City. Think of this as being similar to a condo purchase where you don\'t own the common areas but own the unit. A good lender and LO with familiarity of these programs and others would be a good start.
