Many agents and even buyers and sellers often use price per square foot of other homes in order to determine the price of a subject property. Do you see a problem with that, if so why?

First off, Appraisers do not determine the price of a home by square foot. To determine a more accurate list price you need to take into consideration the condition, upgrades or lack of, location, and comps in the area. After viewing these you can look at the price per sq foot of the comps to get an idea if your home is on target and competitive in the market. An example is if you have the largest home in your neighborhood and then another home that is 2000 sq ft smaller within that same neighborhood, with condition and features being somewhat equal, typically the larger home will not sell for the same price per sq foot, it may be lower.

I have a buyer who has no representation and is not a Realtor, to change to pending I see I can put non MLS Realtor, but they are not a Realtor. How do I get it changed to pending?

You will have to be the representing Realtor. Does your broker allow this? The buyer and seller will have to sign the Intermediary document. If your broker doesn’t allow then you wil need to contact a Realtor to represent the buyer.
