I am a new agent and I have been getting alot of people with services that offer leads reaching out to me asking me if "I send you XXX amount of referrals would you be willing to take that on for 20% back to us?" My question is do any of y'all actually use those services and does it really get you to more clients? Truth be told I am still trying to get my feet in the pool but am also trying to promote myself as a realtor while also trying not to go broke! They don't tell you how much money it costs to be a realtor in school!

Daphne! Aint that the damn truth! Haha I spend $25,000 per year before making a dime! As a general rule, anything that you do consistently and improve at daily, WILL produce positive results. Most folks arent consistent enough over a proper period of time (6months +) to see whether a given prospecting activity is actually successful or not worth it. With little to no money under your belt, heres what Id suggest: 1. And pay attention to this one, because it is a goldmine: YOUR SPHERE IS YOUR BIGGEST OPPORTUNITY FOR BUSINESS! And its free to call them, text them, interact with them on social medias, email them, etc! Providing consistent value and genuine love to these folks WILL result in business. 2. If youre going to use lead sources and cold call, utilize the ones that you only pay a split IF you close. And really practice the crap out of loosely scripted calls that are genuinely based on your personality. Pro tip: smile huge in a mirror as youre cold calling; happiness DOES translate through the phone. 3. Do open houses like crazy! Get very good at them and FOLLOW UP!
