HOUSTON — (July 25, 2023) — As home prices moderate and inventory grows in the Houston area, some communities in the heart of the city are seeing an increase in the number of home sales compared to last year, according to the Houston Association of REALTORS’ (HAR) report of the Hottest Communities in the Houston Area.
Timbergrove/Lazybrook, a community located inside the 610 Loop and ten miles from downtown Houston, had the greatest percentage increase of home purchases in the second quarter of 2023, with transactions increasing 47.7 percent year-over-year. The average home price in this community was $654,236.
Neighborhoods in the northern and western parts of the Houston area continued to draw strong interest from consumers in the second quarter of the year. Porter/New Caney East ranked second on the report with transactions increasing 38.9 percent year-over-year. The average price of a home in this Montgomery County community was $305,543.

“Although we are starting to see an increase in activity in some areas inside the loop, affordable housing continues to be the focus and that’s attracting more people to smaller, outlying suburbs,” said HAR Chair Cathy Treviño with Side, Inc. “With many remote workers returning to the office, home prices easing, and inventory growing, I believe we could see an uptick in activity in the housing markets around downtown Houston.”
The report also looked at the hottest luxury communities in the Houston area where homes are priced over $1 million. All the top luxury communities are located near downtown Houston. Briargrove was the most active luxury community during the second quarter of 2023. The average home price there was $1,198,769.
