Fortunately, there are plenty of strategies you can use to make sure that your rental gets the visibility it needs in order to attract quality tenants. Here are five key tips for marketing your first rental property:

1. Utilize Online Platforms - Take advantage of popular real estate websites and social media platforms such as Zillow, Trulia and Craigslist to list your property. Not only do these platforms allow you to post photos and other details about the home but they also have powerful search features that will help potential renters find your listing more easily. 

2. Leverage Your Network - Don’t underestimate the power of word of mouth. Let your family, friends and co-workers know that you have a rental property available. You may be surprised to find out how many potential tenants are in your network. 

3. Create an Eye-Catching Sign - If your rental property is visible from the street, then make sure to invest in a sign or banner with attractive wording such as “For Rent” or “Available Now” for passersby to see. 

4. Host Open Houses - Open houses offer prospective tenants an opportunity to view the home in person and ask questions about the neighborhood and amenities directly from the landlord or property management company. 

5. Take Professional Photos - Before listing your rental, take the time to hire a professional photographer who can capture the best angles of your property. Quality photos will not only help to attract more attention but they will also help potential tenants visualize themselves living in the home.
