Its my first time working on the Listing side of a Rental property transaction. I want to make sure I'm servicing my client and need a little assistance. Does anyone want to share their process on how they help rental listing clients on the Homeowner/listing side? Not so much how to post to MLS, but more so a todo checklist of what needs to be done and when. Thanks for your help!

Ashley, Congratulations on your listing of a rental client/homeowners property. After the listing agreement has been presented to your customer/client. The CMA is the most important document you want to review with your customer. Once your customer has signed the listing agreement, You now want to start the MLS entry.The information from the listing agreement should help you when completing the MLS data. Make sure your client is aware of all information that will be listed on MLS. I suggest taking pictures and uploading them before making the listing active. Ask your client for at least two keys to the property one for the lockbox and one for you to have in case the lockbox key is misplaced. Ask your client are there any requirements for the tenant. Review a dummy lease with your client and have a lease agreement ready once a tenant has been selected.

Do you need a Buyers Rep Agreement before showing new construction

In light of recent changes within the real estate industry, it's become increasingly important to use a Buyers Representation Agreement (BRA) when working with clients, especially for new construction homes in Houston or Texas, I highly recommend having one signed before beginning any home search. It establishes a clear agency relationship, protects your commission, and sets expectations for the client-agent partnership. Additionally, I strongly encourage accompanying your buyers to any new construction visits, especially if you want the builder to contribute toward your commission. Many builders require the buyer's agent to be present during the first meeting and to be the procuring cause of the visit for the agent to receive a commission. To safeguard against potential disputes, ensure your client lists your name on any registration cards when visiting model homes or builder offices. As an extra precaution, I recommend taking a picture of the completed registration card for your records. This can be invaluable in resolving any issues that may arise later. These practices not only protect your interests but also ensure that you can provide the best service to your clients while maintaining professionalism and accountability throughout the process.

You can find this information by visiting the TREC home page and then searching your name in the license holder search box. It will show you a list of completed/submitted CE courses. I dont believe you can find this information on HAR.

Where do I take the code of ethics class?
