I have a client with 2 grown kids. Mother has credit, the young adults have not established any credit but they have jobs. Since they are both over 18 they fill out a lease application but having no credit gets them denied. How can I get this issue resolved so they can stop getting denied? Thanks for your help.

Hey Gerald, Great Question. To avoid wasting application fees, I prepare an application file with all necessary documents and send it to multiple landlords with a note explaining the tenant's situation. This lets landlords decide upfront if they're open to working with my client, pending standard checks. If needed, I may suggest offering a double deposit to reassure the landlord. I hope this helps.

We have purchased several properties in the past (the most recent closed in Nov. 2024) and we weren't asked to do this.

That Buyers Representation agreement has always been around. Agents just didn't have you sign it upfront like they should have. But understand this important fact; you can sign a Buyers Rep for one day only and for a particular address only. Be careful because a Buyers Rep can be used to lock you into using a particular agent beyond a single house. You can discuss fees but buyers have always paid the fees because the fees before came out of the purchase price you paid the seller for the house and the sellers agent paid your buyers agent. Somebody thought it would be a smart idea to separate that payment. Also most sellers agents still will pay your agents fee so to make you pay upfront allows the agent to be paid twice. If they are only after money they are not who you should have as an agent. But an agent can charge you if you are willing to pay. I really hope this makes sense. I am trying to schedule a showing of a property, and a realtor working in the same group with the listing agent volunteer to schedule appointment but her language has the tone that I had to choose her as buying agent!

You will be choosing someone to represent you so just like in any relationship make sure you two get along. No pressure. No stress. Be comfortable with them. An agents annual production is meaningless because I just left a company that gave a few agents 30+ deals a year. The agent didn't do anything to earn the deals the managers just picked who to allow to make money for the year. About 50 other agents in the office didn't make any money. There are no magic questions and run away from anyone who makes you feel you must work with them. Let me know if you have any more questions. Be careful when you sign a Buyers Rep.
