We\'ve had two agents in our office report that incomplete listings added through Add/Edit in Matrix are disappearing before they make them active. In both cases they were there for a while like more than a month (client delayed listing). Is there some time frame for Matrix that automatically deletes listings if they are incomplete? It\'s a lot of work to redo it all! I\'ve seached Incomplete Listings, deleted, and all categories - it\'s just gone.

Should such a website contain info about each 55+ community and why should a buyer buy a house there? what are the benefits to a buyer of owning a house there?

Fortunately, this is a search filter in the Matrix MLS for HAR and can be easily searched. This gives both consumers and agents the ability to provide information on homes in the area that are 55+. Once you have the list of 55+ communities, you can also do a Neighborhood Search on each one to see a collection of information on that specific area in MLS.

When listing. What form do you use or where would you disclose a property being in the Subsidence Zone.

The seller's disclosures would be the place to make this disclosure, so all prospective buyers are aware. Any additional documentation could be attached if needed.

Landlord wants listing agent to run credit report and background report on applicant. Who do you use to do this and who does applicant pay for this?

RentSpree is a newer choice and part of Matrix listings. It does the same type of background checks as MySmartMove and has some easier methods for handling reports.

So I am a business owner that is from Houston but we purchased my business in Maine. I am coming back to Houston to purchase another business. It's very wise to address this issue up front and consider different options in leasing. Landlords may have different responses to a felony charge and I would recommend narrowing down where you will be living and find a well-experienced local agent in that area. Their connections with other agents that do leasing will be very helpful. You don't want to spend repeated fees on applications if your agent can filter through opportunities in your area. You might also run your own background check with www.mysmartmove.com to see what landlords using this site will see when they do a background check. Landlords will most likely not accept a copy from tenants directly, but this will let you know how best to approach the issue. A double deposit may help, but landlords will likely take the type offense and the length of time since it happened into account. Texas Tenant Asvisor has some guidance on this topic as well.
