I (broker) have received security deposit and 1st month’s rent on a rental. Tenants lease does not start for another month from now. I’ve never had 1st month’s rent paid this far in advance. Should I release payment to other brokerage and pay my agent now? ABB states: fee is earned at the time the lease is binding and is payable promptly after tenant pays the first full month’s rent and security deposit. Both have been payed so the way it reads, I should be distributing payments or do I wait until tenants lease date begins? Thanks!
