Withdraw is the best way to handle IF it is understood and agreed upon with the seller. They MUST understand that you are still the listing agent and that are representing them and the listing.

You can list anywhere in Texas. HOWEVER, there is talk that this will soon change. You will be required to prove that you have knowledge about the area, the not just a sense of direction but the current comps, future development, city and community growth and current economic position. I would recommend that you refer this listing to someone and request a referral fee.

You would need to seek their permission to share their links on social media pages. If you are interested in used their listings for any traditional advertising as in print or radio - the answer would be no you cannot.

Can you see your listings? Where are they? If you are finding them and they are listed on HAR - send her a link to your HAR website. \nFind out how she is looking for your listings. Many times you clients are looking in many different places... always try to point them back to HAR and your Branded site so that they are getting the most updated information possible.

Unimproved land would be my choice - however if you are in doubt you should consult you Broker or Mentor. Contacted the listing agent is also a good idea. Always seek advice with unsure - better to use this as a learning opportunity instead of getting it wrong and created a problem for your client and yourself/broker.
