Are you seeing more buyers making multiple offers to lock properties down?

Yes, I've heard of such, but submitting multiple offers to lock down a home is a bit risky, what happens if more then one offer is accepted at one time? I rather advise my buyer to be very aggressive in their home search and not wait a day or two later to view the home, make a solid offer---one-at-a-time---that meets all the seller's needs, including the price, a higher down payment if possible and the preferred closing date.

Number one complaint from sellers is that agents do not leave feedback. If you know that the seller is expecting to hear from you why do you not make the time to leave feedback?

Most of the time but sometimes you get to busy which i think is completely understandable. I always do when agent asks me directly rather than the automated system.

does the square footage of a listing include the garage?

Good Question! If the garage has been converted into living space with AC/Heat then it can be added to the sq footage of a home. However it must be used as living space, if Dad just likes to hang out there so he has put in a window unit and space heater but it is still being used as a garage then it would not be considered in the over all square footage.

Does a Real Estate Co. have to have an office? Where should their records be kept?

Not a requirement of running a Brokerage but it sure helps! Meeting with clients can be done at Starbucks and is on a regular basis however an office you can take your clients to for private talks would be preferred. As for strorage, the cloud is wonderful but if files are kept in cabinets they are to be locked at all times to protect cleints information.

Is their a form when you represent only seller, and non representation of buyer.

Listing agreement is a contract between the seller and agent, agent therefore represents the seller. The buyer can choose to be represented and if so the Broker can do a intermediary and assign another agent to represent the buyer. If the buyer chooses not to be represented, I suggest you give them the TAR 1506 General Information and notice to a Buyer.
