I am wondering, since i will be representing a buyer how do i ensure that seller pays me my comission? Is this something that must be made clear upon communication with seller\'s broker?

If both you and the listing broker are members of the Houston MLS, on the compensation line of the listing\'s MLS data page will be the offered compensation for a sub-agent and for a buyer\'s agent. On the contract form you use, within the Broker Ratification Box will be the blank line for you to use to insert the amount of compensation offered through the MLS for your type of representation (either sub-agent or buyer\'s agent). \nIf you and the listing agent are members of different Realtor Boards, then TAR has TAR Form 2402 \"Registration Agreement Between Brokers\" . On this form you would fill in all relevant information and either send it to listing broker for their signature in advance of your sending in your offer, or as the first pages of your offer package(PDF).\nIf you are working directly with the property owner you would use TAR Form 2401 \"Registration Between Broker and Owner\" prior to submitting an offer to the owner.\nYou sould obtain the agreement to receive compensation in writing before you submit your offer. Ideally you would get this in writing before showing the property. When both Realtors are members of the same MLS then the compersation is in wirting with the advertised listing data. \n

I posted a listing, but when we see it shows as a foreclosure when it is not.\nPlease suggest.
